Here’s another excerpt from Eusebius that I liked:

Οὐδὲν γὰρ ἁγιάζεται μὴ τῇ παρουσίᾳ τοῦ Πνεύματος.

Or:

For nothing is consecrated except by the presence of the Spirit.
